Low pressure, chemistry does the work
Most exterior surfaces in Greater Vancouver should never see a high-pressure spray. Painted siding, asphalt shingles, cedar and vinyl all run on soft-wash: full equipment at the lowest pressure plus a cleaning solution that targets organic growth.

Full pressure where the surface can take it
Concrete, paver brick, foundation walls and retaining-wall block can take the full-pressure surface cleaner and benefit from it. The result is even, restored colour without etching or wand stripes from a rushed job.

A separate category because the conversation is with property managers and strata councils rather than homeowners. The technical work is the same soft-wash and pressure-wash; the project management is what differs.

Three questions we hear about the services

What is the difference between soft washing and pressure washing?
Soft wash uses the same equipment at very low pressure plus a cleaning solution that does the actual work; it is the only safe method for painted siding, asphalt shingles, cedar, vinyl and most painted surfaces. Pressure wash uses full pressure (no chemistry needed) for surfaces that can take it: concrete, paver brick, retaining-wall block. We pick per surface, never one-size-fits-all.

Can you bundle services into one visit?
Yes, and most owners do. The most common bundle is roof cleaning + gutter clearing + house soft-wash, done in one or two days. Adding driveway restoration to the same visit is straightforward as long as it can dry without rain. Bundling saves a setup charge and lets us coordinate the order so that washed siding does not get dirtied by gutter debris.

Do you do commercial-only, or also strata residential?
Both. Strata residential (townhouse complexes, low-rise apartment buildings) is one of our largest categories. Commercial means storefronts, restaurants, small office buildings, low-rise commercial up to about four storeys. We do not do mid-rise or high-rise; those require boom-truck equipment outside our scope.
