Pressure washing & soft wash in Delta, BC
Delta is really three communities under one name, and each one cleans differently. Tsawwassen takes salt off the strait along the Cliff Drive bluff, Ladner keeps its heritage village homes in the centre, and North Delta's Sunshine Hills runs newer and well inland. We build the roof, gutter and driveway plan around which Delta you actually live in, and quote it in English or Mandarin.

Tsawwassen takes the south point: Tsawwassen Beach's waterfront detached, the Cliff Drive luxury bluff overlooking the bay, and Pebble Hill central. Ladner sits in the middle of the city with Ladner Village's heritage commercial and the surrounding detached neighbourhoods running back from the slough. North Delta covers Sunshine Hills and Annieville on the upper end. The three sub-areas do not feel like one city, and we plan visits accordingly: Tsawwassen and Ladner often pair on the same day; North Delta runs separately.
Climate angle
Bay wind, river fog, and sun in between
Delta sits on the Fraser delta itself: flat ground, exposed to wind off Boundary Bay on the south point, and prone to river fog around Ladner through October to March. Tsawwassen takes the most direct south-west exposure and the strongest salt deposit. Ladner sees less salt but more fog, which keeps surfaces wet longer than Tsawwassen does. North Delta sits higher and drier, with closer-to-Surrey-norm conditions. Each sub-area has its own optimal cleaning window through the year.

Three sub-areas, three character profiles
The three sub-areas carry different housing stock. Tsawwassen Beach and Cliff Drive are dominated by post-2000 luxury detached with Hardie board and stone, plus original 1960s through 1980s waterfront detached on the inland blocks. Ladner Village holds heritage detached and older village commercial, with newer subdivisions creeping inland. North Delta runs largely 1970s through 1990s detached around Sunshine Hills, with the Scott Road residential mix. Driveway concrete is unusually long on the new Tsawwassen luxury blocks.

Tsawwassen seaward facades book yearly soft-wash rinses; the inland blocks follow the 2-to-3-year norm. Ladner heritage homes get the gentlest setting we run with care taken near the slough. North Delta driveway and roof work runs the standard cycle.

Three questions we hear from Delta owners

Tsawwassen wind is intense. Does that change how you wash a facade?
It changes the day rather than the method. The Boundary Bay south-westerlies can push spray sideways enough to make a soft-wash uneven if we work on the wrong day. We watch the forecast and reschedule rather than fight the wind. The Tsawwassen waterfront blocks also pick up a thicker salt film than inland Ladner, so the seaward-facade interval is shorter.

Ladner Village has older homes near the slough. Any special handling?
Yes. Ladner Village heritage homes often have older wood siding and metal accents that need a lighter chemistry than the post-2000 Tsawwassen rebuilds. We use the gentlest soft-wash setting we run and a cedar-safe solution. The slough proximity means we also avoid letting any runoff drain toward the water; we shape the rinse to land on lawn or planted bed instead.

Sunshine Hills is fairly steep. Do you charge extra for the slope?
No. Slope is part of the property assessment that goes into the quote at the start; there is no separate slope surcharge added later. The North Delta blocks through Sunshine Hills and the Scott Road edge are a regular part of our route. We bring the ladders and the access equipment that the terrain needs and price the whole visit as one.
