Surrey breaks the Metro Vancouver pattern: open sky instead of rainforest canopy, so roof moss comes slower and the real work is concrete. The long new-build driveways and walkways through Morgan Creek and Grandview Heights pick up algae and tire staining quickly, while the homes a few blocks off Boundary Bay at Crescent Beach carry a thin salt film that returns within months of a wash. We soft-wash the Hardie facades and pressure-restore the pads, quoting in English or Mandarin.

South Surrey leads, with Cloverdale and Panorama in the mix

South Surrey is the spine of our Surrey work. Morgan Creek's gated luxury detached around the golf course, the Crescent Beach and Ocean Park homes a few blocks back from Boundary Bay, Elgin Chantrell's large-lot detached east of King George Blvd, and the newer Grandview Heights subdivisions. Inland, we cover Panorama Ridge's large-lot detached, Sullivan Heights, Fleetwood Tynehead, and Cloverdale's mix of heritage detached and new builds out east. The reach is wide; we group jobs by sub-area to keep the travel rational.

Climate angle

Open exposure, salt at the beach, fewer trees than the North Shore

Surrey runs drier and brighter than most of Greater Vancouver because so much of the city sits open: fewer second-growth canopies than Burnaby, fewer rainforest pockets than the North Shore. The exception is the beachfront south: Crescent Beach, Ocean Park and the immediate Boundary Bay edge get a thin salt film on seaward facades that re-establishes within months of any wash. Inland, the open-sky exposure means moss colonises shingle roofs more slowly than in Burnaby Heights, but driveways pick up algae and tire-mark staining quickly on the long new-build concrete pads.

Property mix

Newer luxury detached and large new-build subdivisions

Surrey's residential mix runs newer than most of Greater Vancouver. Morgan Creek and Grandview Heights are dominated by post-2000 luxury detached with Hardie board and stone facades. Crescent Beach and Ocean Park sit on tighter older lots with cedar siding and asphalt-shingle roofs. Elgin Chantrell carries the large-lot detached tradition from the 1980s onward. Cloverdale runs the longest historical span: heritage detached around the old town centre plus the new-build townhouse strata that have filled Clayton Heights since 2010. Driveway and walkway concrete is unusually long and prominent on the new-build blocks.

Three questions we hear from Surrey owners

  • Do you take single-family work in Morgan Creek, or strata only?

    Both. Morgan Creek single-family detached on the golf-course blocks is a regular weekly stop for us. The gated entry and the long driveways need a heads-up to the guardhouse for the truck, which we handle directly. Townhouse strata work along the Morgan Creek edge runs through the property management contact.

  • Will the salt air at Crescent Beach affect a freshly cleaned facade?

    Slowly. Crescent Beach and Ocean Park homes facing Boundary Bay get a thin salt film on the seaward facade that re-establishes within months of a wash. The soft-wash itself isn't affected, but the rinse interval may be shorter than a comparable inland property. A yearly facade soft-wash is sensible for the immediate beachfront blocks; further inland the standard 2-to-3-year cycle still applies.

  • Do you cover Cloverdale and the far east of Surrey?

    Yes. Cloverdale, Sullivan Heights, Fleetwood Tynehead and the Panorama Ridge detached are all on our regular route. Surrey is large enough that we group jobs by sub-area when we can; we will let you know which week makes sense to schedule based on what is already booked nearby. Travel time is not a separate line on the quote.
