Quieter cycles come through Blueridge, Pemberton Heights, Boulevard and Norgate. The terrain is steep almost everywhere; equipment setup takes a little longer than a flat Richmond lot.

The North Shore is the rainforest edge of Greater Vancouver. Annual rainfall on the lower slopes is roughly 60 percent higher than the Vancouver West Side, and the second-growth conifer canopy keeps roofs and gutters in shade most of the day. The result: shingle roofs grow moss faster, cedar siding holds algae longer, and gutters carry a heavier debris load through the wet months. Snow at elevation (Upper Lonsdale, the upper bands of Lynn Valley) adds a winter complication. The cleaning cycle here is shorter than anywhere else in Greater Vancouver.

Cedar-clad detached on the rainforest edge

North Vancouver's detached stock is heavily cedar-clad: 1970s through 1990s detached in Lynn Valley, Edgemont and Capilano often run cedar siding plus cedar shake roof on the originals (asphalt-shingle replacements on the 2000s rebuilds). Deep Cove and the upper waterfront blocks reach back to mid-century with similar cedar finish. Norgate and Pemberton Heights carry city-side detached and a few duplex blocks. Townhouse strata cluster lower down the slope but our residential focus stays the detached blocks above Marine Drive.

Three questions we hear from North Vancouver owners

  • Does the rainforest weather mean North Van roofs need more frequent cleaning?

    Yes. The North Shore receives roughly 60 percent more annual rainfall than the West Side of Vancouver, and the second-growth canopy through Edgemont, Lynn Valley and Capilano keeps roofs damp longer. A typical asphalt-shingle cycle on the North Shore runs 2 to 4 years between cleanings, where the Surrey or Richmond equivalent might stretch to 5 or 6. Plan for the shorter interval.

  • What about our cedar siding? It is dark and stained.

    Cedar siding common in Lynn Valley and Edgemont darkens from a mix of UV, tannin bleed and the same algae that mosses the roof. Low-pressure soft-wash with a cedar-safe solution can lift the algae without bleaching the wood. We do not use rotary brushes or high pressure on cedar; they raise the grain and trap more moisture next season. If your cedar needs more than cleaning (sealing, re-staining), we will tell you and refer.

  • Can you reach a Deep Cove waterfront facade by ladder?

    Usually yes, with planning. Deep Cove waterfront homes often have a steep grade down to the water and a facade that the front street cannot reach directly. We work from the seaward side with extension ladders set on the deck or path, never on the rocks. Multi-storey work in this terrain takes more setup time; we factor it into the quote rather than surprising the homeowner at the end.
