We wrote this page the same way we explain a job at the kerb: in plain language, without legal padding. If something here is unclear before you book, call us and we will walk through it together. After the work, the same number reaches the same crew.
What we do
Trident Power Washing provides exterior cleaning services across Greater Vancouver: pressure washing for hard surfaces, low-pressure soft washing for siding and roofs, gutter cleaning, driveway and concrete cleaning, exterior window cleaning, and routine commercial and strata maintenance. We are licensed and insured for residential and low-rise commercial exterior work. We do not do interior cleaning, structural repair, painting, or roof replacement.
No warranty on results
Exterior cleaning lifts dirt, algae, moss, mildew, and surface oxidation. It cannot undo damage that the surface already has. The outcome on any given home depends on the age of the substrate, the condition of the paint or coating, previous cleaning attempts, and the type of growth being removed. We use industry-standard soft-wash chemistry and pressure-wash technique calibrated to the material in front of us.
We do not warrant the removal of:
- Permanent stains that have penetrated below the surface (rust bleed, tannin from cedar, deep oil saturation in old concrete).
- Oxidation that has bonded into vinyl or painted siding.
- Pre-existing damage: cracks, failing caulk, lifted shingles, rotten trim, loose flashing. Cleaning sometimes reveals these because the grime was covering them.
- Hard-water mineral etching on glass.
Where we know in advance that a stain is unlikely to come out, we flag it on the estimate so you can decide whether the work is still worth doing.
Weather and scheduling
Pacific Northwest weather drives our calendar. We will reschedule when wind, rain, or freezing temperatures make the job unsafe or produce a poor result. There is no fee for a weather reschedule; we just call you to pick the next available window. Roof and gutter work is the most weather-sensitive; driveway cleaning needs a dry day to follow if you want to see the colour come back.
Limits of liability
Our liability for any claim related to a job is capped at the value of the service performed on that job. We carry commercial liability insurance for the work we do; certificate available on request before booking. We are not responsible for damage caused by underlying conditions that were not visible at the time of the estimate, or by client-supplied water supply or electrical hookups that fail during the job.
