White Rock is a small city, and we cover all of it. The Hill above Marine Drive holds the premium detached with the view; East Beach falls away to the east, residential with a few small townhouse strata; West Beach reaches toward the U.S. border with detached on narrower lots. The Centennial residential blocks sit central and quieter, with Whittaker on the north-east edge. Almost every property sits within a kilometre of saltwater, and that proximity shapes the work.

Sea salt is the defining variable. The prevailing south-west wind off Boundary Bay carries a fine salt mist across the beach-facing facades, which re-deposits within months of any wash. Inland from the Hill the effect drops off quickly, but the sun exposure picks up: White Rock is one of the sunnier corners of Greater Vancouver, with measurably less annual rainfall than Vancouver itself. The combination means seaward facades benefit from yearly attention; inland blocks follow a closer-to-normal interval.

White Rock's housing is almost entirely detached, with a small layer of townhouse strata around the foot of the Hill and a handful of duplex blocks near Centennial. Hardie board and stucco dominate the post-1990 stock; the older Hill houses still carry cedar siding plus asphalt-shingle roofing. Driveways are short relative to Surrey or Langley because the lots are tighter; concrete restoration is a smaller share of the work here than further east. Hill-side detached often have wood decks that get the same soft-wash setting as the siding.

  • White Rock streets are narrow. Can you fit a truck and equipment?

    Yes. The Hill streets above Marine Drive are tight, and we plan parking and hose runs accordingly. Most properties up there have a short driveway or an apron where the rig can sit safely without blocking the lane. We confirm access in the on-site or photo-based quote so there are no surprises on the day.

  • Do you cover the smaller East Beach townhouse strata?

    Yes. East Beach has a handful of small townhouse strata complexes near the foot of the Hill, and we handle the multi-building schedules the same way we do larger Richmond projects: certificates of insurance, written quote by building, before-and-after photo records. Most White Rock strata cycles run 18 to 24 months between visits.
