West Vancouver climbs straight off the water, and almost nothing about it is standard. The terrain runs steep from the British Properties down to Caulfield and Sandy Cove, the roofs lean to cedar and slate more than asphalt, and the ocean lays salt on anything facing seaward. Every property here gets a plan of its own, worked from ladders rather than walked across, and quoted in English or Mandarin.

British Properties on the upper slope, Caulfield to the water
We work across the slope. British Properties is the largest single zone: mansion blocks on restricted covenants from Cross Creek up to the high lots overlooking the harbour. Caulfield and Cypress Park sit to the west, mostly detached with sea views. Sandy Cove and the Eagle Harbour waterfront catch the spray directly. Dundarave Village's commercial strip plus its detached neighbourhood, Ambleside's eastern village, and the far-west Horseshoe Bay round out the regular schedule. Few neighbourhoods are flat. We plan setup and access for every visit.
Climate angle
Ocean salt below, rainforest moisture above
West Vancouver carries the same rainforest moisture as North Van plus a more direct ocean exposure. Annual rainfall is the highest in the region, and sea-facing facades from Sandy Cove through Caulfield collect a salt film that the inland blocks do not. The upper British Properties bands see snow at elevation through January and February. Cedar shake roofs hold lichen longer in this combination than they do on the South Side. The cleaning cycle here is the shortest in our coverage area, often 2 years between full passes.

Cedar-clad heritage and large-lot detached, with slate and shake roofs
West Vancouver's detached stock is older and more bespoke than most of Greater Vancouver. British Properties mansions span 1940s onward, many with original cedar shake, some with slate, with renovation cycles that keep the materials in long service. Caulfield and Cypress Park run heavier on cedar siding. Sandy Cove and Eagle Harbour mix postwar waterfront detached with newer rebuilds. Dundarave and Ambleside add the village-scale detached and a few small townhouse strata. Concrete driveways are often long and curved, with mature plantings against the edge that need protection during a wash.

Can you work within British Properties contractor covenants?
Yes. We carry the insurance certificate that British Properties strata associations typically require, and we know the standard process for getting truck access cleared on the steeper streets. Most owners simply forward our certificate of insurance to their property contact; the BP rules are about safety and discretion rather than excluding outside contractors. We respect the quiet-hours expectations on the upper slope.

Our slate roof is older. Should it be cleaned at all?
Carefully, and only if it needs it. Slate does not require cleaning the way asphalt shingle does because it does not lose granules. What it does collect is lichen and moss in the seams. We assess slate roofs in person before quoting. A light spot-treatment from a ladder is sometimes all that is wanted; sometimes the right answer is to leave it alone for another year. We never walk on slate.

Does the ocean exposure on the Sandy Cove waterfront change anything?
Yes. Sea-facing facades in Sandy Cove, Eagle Harbour and the Caulfield waterfront edge collect salt film that builds up faster than inland blocks. Cedar siding in particular shows the salt as a chalky bloom that comes off cleanly with the soft-wash. We typically recommend an annual rinse on the sea-facing facade plus the standard 2-to-3-year full house wash.
