Vancouver's rain pattern is uneven. The West Side sits in a partial rain shadow off Burrard Inlet, getting noticeably less rainfall than the North Shore even though it feels equivalent in March. East-facing facades in Kitsilano and Point Grey take the prevailing south-west gusts off English Bay, which dries pollen and moss in summer but drives wind-blown rain into siding seams in winter. Trees do most of the work for or against you here: a Kerrisdale lot with a mature Douglas fir overhang collects moss faster than the same house two blocks over in the open.

Vancouver's detached stock leans pre-1970 with a strong overlay of 1980s through 2010s rebuilds. Cedar siding shows up most in Dunbar and Point Grey; Hardie board on the newer rebuilds in Kerrisdale and Mount Pleasant; stucco on the Shaughnessy mansions and the postwar Marpole strip. Roofs are mostly asphalt shingle on 15-to-25-year cycles, with cedar shake on the older estate properties.   • Do you charge more for the West Side?

    No. Travel time across Vancouver is small enough that we quote the same way regardless of postal code, from Dunbar to East Hastings. The price reflects the property itself: square footage, facade material, roof pitch and access. A 1960s Kerrisdale split-level and a 2010s Mount Pleasant rebuild get the same quoting approach, just different volumes.

  • Will soft washing strip the moss control my landscaper sprayed last fall?

    Mostly no. Our soft-wash solution is a sodium-hypochlorite + surfactant blend that targets organic growth on the surfaces being cleaned. Landscape-applied moss control on soil and stone has different chemistry and stays put. We rinse plants thoroughly during a wash, which actually helps wash down dust without flushing landscape treatments.

  • Can you clean a heritage Shaughnessy roof without walking on the shakes?

    Yes, and that is how we prefer to do them. Heritage cedar shake and slate roofs are too soft to walk on without risking damage. We work from extension ladders with low-pressure poles for the soft-wash, and use the same approach for any steep or fragile roof material. Costs slightly more in time, never in damage.
